Can buyers or sellers cancel their agreement because of Covid-19?

People may mistakenly believe that the current Covid 19 Pandemic is an excuse to cancel their real estate Agreement, but this is not the case. People who use the Covid 19 pandemic to try to get out of an Agreement can expect to face a similar outcome to those involved in the mini-housing market crash of 2017 when prices fell almost 20%~ overnight. Buyers who had abandoned their deals were taken to court and sued for backing out.  The only successful way a deal cannot close is if the government registration system closed down or lenders can no longer fund loans, which is not the case right now.

How can homeowners take advantage of the current lower interest rates?

It is no secret that one of the advantages of the current market uncertainty is that some home owners may be able to take advantage of the lower interest rates to refinance their homes, but this is not for everyone as there may be significant penalties to pay on existing mortgages that have not become due. We recommend that you choose the right law firm that can get the paperwork prepared, signed and registered during this difficult time while maintaining social distancing guidelines. At ALPC, we are able to handle every purchase, sale and refinance transaction in a safe and efficient manner while complying with the Covid-19 Guidelines.
